SMS Consent & Opt-In

This page explains how Burtle D LLC obtains permission before sending text messages, so that anyone can see exactly what a person agrees to.

How people opt in

Consent is collected verbally, in a live phone call or an in-person conversation, before any text message is sent. We do not text a number unless the person has clearly said yes. We do not buy or rent phone lists, and we do not collect numbers through a public text-to-join keyword.

The consent script

David Burdick of Burtle D LLC reads the following to the person, word for word, before asking for permission:

Only people who clearly answer yes are added to our contact list and texted. Anyone who says no, or who does not answer clearly, is not texted. After a yes, the person is told they are enrolled: "Great, you're enrolled. You can reply STOP anytime to opt out." The first text identifies Burtle D LLC and includes opt-out instructions. This process has been in use since October 2026.

What the messages are

Messages are business communications about real estate: introductions, property and investment opportunities, and follow-up about specific deals. Message frequency varies. Message and data rates may apply.

• Reply STOP to any message to opt out. Opt-outs are honored immediately.
• Reply HELP for help, or contact us using the details below.
• Mobile numbers and opt-in information are not shared with third parties for their marketing purposes.

Real estate agents and brokers

We also send individualized business messages to real estate agents and brokers who publish their own name and phone number through the MLS as the contact for a specific active listing. Those messages relate to the listing they represent. These contacts can reply STOP at any time and are not texted again.
